Eureka Multifamily Group is currently seeking an Austin Area Manager for residential and commercial developments in Austin, TX. Must have extensive knowledge of AppFolio. As the Area Manager you will be responsible for managing the daily operations and achieving the financial goals of the area. The Area Manager oversees personnel, working wait list and leasing, collections, resident retention and customer service, community maintenance, contracted services, administration and reporting, community safety and legal compliance with budgeted parameters. The Area Manager reports directly to the Regional Property Manager or VP of the Market Division. The Austin Area Manager directly supervises the Maintenance Supervisor, Assistant Manager and Leasing staff and oversees the Maintenance Staff. The Austin Area Manager always projects professionalism and self-confidence when interacting and communication with subordinates, coworkers, superiors, and property owners.

Job Summary

The Austin East 12th Street Manager maintains and oversees operations of the Eureka Development Division including, commercial and residential property rentals by advertising and filling vacancies, negotiating, and enforcing leases, and maintaining and securing premises. They also ensure the properties are effectively maintained within budgeted parameters and that any projects stay in compliance with applicable regulations.

Essential Job Responsibilities

Collecting rent and other property fees from tenants and individual owners.
Reporting the property's financial status, occupancy and expiring leases to business leadership.
Meeting potential tenants, showing them the property and assessing their applications in accordance with anti-discrimination laws.
Draft commercial leases and prepare them for signature and execute commercial and residential leases.
Weekly property management reporting and budget tracking.
Project/Review operating revenues and expenses.
Reconcile cash position between bank deposits, internal reporting and Appfolio software.
Monitor delinquency and engage unresponsive tenants.
Process evictions.
Review and approve all invoices.
Make payables selections each month.
Monitor work order completion and manage maintenance techs.
Act as liaison between accounting and property management.
Ensure any code violations are promptly remedied.
Balance property management objectives with political environment.
Advertising vacant properties and hiring and training property staff.
Inspecting properties and arranging for repairs and new materials as required.
Arranging contracts for maintenance, trash removal, landscaping, security and other ongoing services and managing disputes with these service providers where appropriate.
Investigating and resolving property complaints and rental violations.
Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
Walk property and inspect units and grounds, reporting any issues to management immediately.
Organize and prioritize capital projects and identify scope of work for projects.
Walk projects with contractors and collect bids.
Negotiate bids and execute terms of agreement.
Ensure adequate funding is available for projects by communicating with accounting.
Monitor project progress and answer contractor questions.
Order materials for projects.
Collect/submit invoices and ensure they are paid.
Submit permits and site plan exemptions.
Meet with code officers.
Track project expenses.
Work closely with the construction department on larger projects.

Education, Experience & Certifications

Bachelor’s Degree in business or related field preferred.
Experience in residential and commercial leasing preferred.
Excellent Customer service, interpersonal skills and leadership skills.
Good verbal and written communication.
Understanding of how to read property operating statements and operating company profit and loss statements (for commercial tenant underwriting).
Ability to project future expenditures and anticipate capital needs.
Attention to detail, strong organization and the ability to multitask efficiently.
Fluent in Spanish strongly encouraged.
Appfolio experience preferred.
