Qualifications

  • Bachelor’s degree from an accredited college or university in Facility Management, or Construction Management
  • 10 years related experience, 5 years managerial experience

Responsibilities

  • The Global Workplace Experience team is responsible for delivery of a workplace environment for employees and visitors that is customer focused, enables productivity, reflects the BlackRock culture, and operates with efficiency
  • The team works with stakeholders, internal partners, and vendors to ensure consistent service delivery and provide a well-managed workplace that meets business needs
  • This role operates under the guidance of the Director of Facilities at NYC WEX
  • The primary responsibilities include providing leadership, formulating strategic direction, and planning operations for Facilities & Building Management
  • Establishing and maintaining service levels suitable for a Class A building in NYC
  • Offering constructive feedback for team development and clearly defining performance metrics necessary for site support
  • Ensuring the implementation of regular and effective vendor oversight practices and performance reviews
  • This role is integral to maintaining the high standards of our facilities and ensuring the smooth operation of our site
  • Maintenance Planning & Facilities Operations
  • Participate in maintenance planning and operations, programs, and projects to ensure alignment with organizational business goals and objectives
  • Drive and deliver effective planning, management and execution of all maintenance while supporting construction projects in collaboration with operations partners
  • Lead, direct, and administer all Facilities operations including but not limited to, budgeting and forecasting, purchasing, department management, policy implementation and enforcement of procedure and operation standards
  • Identify and implement changes and/or updates in requirements for maintenance operations of facilities, equipment, and supplies
  • Oversee compliance of all facilities maintenance programs and service contracts
  • The goal is to ensure that the organization’s financial resources are managed effectively and strategically to support its mission and objectives
  • Drive the OPEX planning process for the NYC Hub
  • This includes overseeing monthly variance reporting and budget alignment meetings, managing the annual budgeting process, and conducting regular reviews of expenditures and payments to ensure financial objectives are met
  • Develop and implement short and long-term operational plans aimed at improving productivity, enhancing efficiencies, and containing costs
  • These plans should be informed by best practices, industry trends, and innovative solutions
  • Align with vendor management program to identify potential areas for cost savings and efficiency improvements
  • Prepare financial reports and presentations for senior management, providing insights into budget performance, financial trends, and forecasted expenses
  • Ensure compliance with financial regulations and standards, implementing robust financial controls and procedures to mitigate financial risks
  • Collaborate with external partners to facilitate regular variance report audit, ensuring transparency and accuracy in financial reporting
  • Performance Management & Leadership
  • Create Key Performance Indicators to monitor and measure areas of improvement in contract service levels, safety and workforce efficiencies
  • Build and foster initiative-taking and trusting relationships with BlackRock colleagues and leadership to achieve organizational goals and objectives
  • Provide support and development to staff through performance management, coaching, training, motivation, and discipline
  • Ensure the organization's core values are modeled & driven in everything we do
  • Partner with other NYC Hub Leaders to build flexibility and resilience in the organization
  • Learning each other’s roles, identifying opportunities for increased efficiency and coverage and demonstrating a joined-up leadership organization to the NYC WEX team, its partners and clients
  • Familiarity with third party service provider agreements and how to effectively manage
  • Partnership with a VP of Facility Management who leads vendor management programs
  • Oversite of the third-party AFM and the Facility technicians

Benefits

  • For New York City only: The salary range for this position is $110,000 - $158,500
  • Additionally, employees are eligible for an annual discretionary bonus, and benefits including heath care, leave benefits, and retirement benefits
