Job Description

Job Title: Financial Analyst

Work mode: Onsite in Charleston, SC or Atlanta, GA

The Financial Analyst is primarily responsible for building and maintaining various financial models for cashflow projections, valuation, and ad hoc analyses related to fund and corporate financial performance. The position is a great opportunity to learn about single-family rental (SFR) and build-for-rent (BFR) real estate in a fast-paced and collaborative environment.

Key Responsibilities:

Strategic Financial Analysis: Conduct in-depth analysis of financial data to identify trends, opportunities, and risks. Translate findings into actionable insights that support strategic decision-making at the corporate level.
Budgeting and Forecasting: Collaborate with department heads to develop comprehensive budgets and forecasts. Monitor performance against targets, providing variance analysis and recommendations to optimize resource allocation.
Long-term Planning: Assist in the development of long-term strategic plans and initiatives. Evaluate potential growth opportunities, assess market dynamics, and perform scenario analysis to inform strategic direction.
Business Performance Metrics: Define and track key performance indicators (KPIs) to measure the effectiveness of corporate strategies. Develop reporting frameworks and dashboards to provide visibility into financial and operational performance.
Cross-functional Collaboration: Partner with various stakeholders, including finance, operations, and executive leadership, to align financial goals with broader business objectives. Act as a trusted advisor, providing financial expertise and insights to support decision-making processes.
Ad Hoc Analysis and Projects: Support special projects and initiatives as needed, ranging from market research and competitive analysis to financial modeling and investment evaluation.

Essential Job Functions:

Portfolio and Corporate Financial Modelling

Maintain and build various in-house real estate cashflow models to evaluate and forecast investment performance at fund and/or market level for single-family rental and build-for-rent assets
Assist with financial and operational forecast
Assist with fund performance analytics and exit strategy by providing return and sensitivity analyses
Other duties, as assigned by supervisor or leadership team.

Valuation

Prepare routine fund portfolio valuation report using discounted cashflow, cost basis, and direct sales methods
Maintain and build in-house valuation models for recurring investor reporting and Board of Directors presentations
Keep track of residential home pricing and cap rate trends by sector and market to align model assumptions with external valuation partners
Maintain collaborative and productive relationship with third-party asset valuation partners for routine fair market value reporting

Industry Research & Benchmarking

Monitor key sector and industry indicators, supply and demand, macroeconomic metrics at national and MSA-level
Benchmark platform performance with SFR/BFR industry key players

Key Metrics & Responsibilities

Accuracy of financial models and turnaround timing for ad hoc analyses
Timeliness of monthly/quarterly deliverables

Qualifications:

Bachelor's degree in Finance, Accounting, Economics, or related field; MBA or advanced degree preferred.
Prior coursework or professional experience in financial planning and analysis, portfolio management, investment banking, consulting, valuation, private equity, or related roles.
Strong analytical skills with proficiency in financial modeling, forecasting, and data analysis.
Excellent communication and presentation skills, with the ability to distill complex financial concepts into clear, actionable insights.
Strategic mindset with a proven track record of driving business performance and contributing to corporate strategy.
Experience in the real estate or housing industry is a plus, but not required.
